Plans Revealed for 47-Unit Apartment Building at 3523–3525 Hennepin
Developers from Elliot Capital Group presented preliminary plans for a new apartment building at 3523 and 3525 Hennepin Avenue during the March 4 meeting of the South Uptown Land Use & Transportation Committee.
The proposal calls for a four-story, 47-unit apartment building that would replace the two existing duplexes on the site. The development would include a mix of one- and two-bedroom apartments, with 29 parking stalls located in a garage accessed from the alley. 🚗
The building is being designed by Christian Dean Architecture and would feature red and cream-colored brick with metal panel accents, reflecting the color palette of nearby buildings along Hennepin Avenue. Many of the units are planned to include private decks or patios, and the garage area will provide secure bike storage for residents. 🚲 The project also includes a green roof, supporting the City’s sustainability goals.
The proposal fits within current zoning and does not require any variances. As required by the City of Minneapolis’ Inclusionary Zoning ordinance, the development would include two to three affordable units.
Elliot Capital Group hopes to secure financing and break ground as early as this summer, though it may take until 2027 for construction to begin depending on financing and approvals. Once underway, the project is expected to take about 13 months to complete. 🏗️
The developer will move forward with City Planning approvals when ready, and the South Uptown Neighborhood Association will help keep neighbors informed about upcoming opportunities for public input.
