Seven Points Redevelopment: Revised Plans Submitted
Doran Companies has submitted revised plans for the redevelopment of a portion of the Seven Points shopping center. The proposal calls for replacing the former CB2, Kitchen Window, and part of the existing structure with a new 5-story, 228-unit apartment building.
Unlike earlier concepts, the Hennepin Avenue frontage will now feature the buildingβs lobby, mail room, and exercise facility, rather than commercial retail. This change follows a recent adjustment to the Cityβs zoning code, which reduced the required amount of ground-level retail in new developments. The retail space within the remaining Seven Points structure will fulfill the projectβs commercial space requirement.
The proposed apartment building is a c-shaped structure surrounding an interior courtyard and will front Hennepin Avenue, W. 31st Street, and Girard Avenue. Plans also call for upgrades to Girard Avenue, making it a more pedestrian-friendly street with limited vehicle access for loading.
The South Uptown Land Use & Transportation Committee just received these revised plans and will discuss them at their next meeting on Wednesday, July 2 at 7:00 PM at 3501 Aldrich Avenue S. The project is scheduled to go before the City Planning Commission on Monday, July 21 for review and approval.

Major Metro Transit Bus Service Changes Coming to South Uptown June 14
Big changes are on the way for bus service in the South Uptown neighborhood, with Metro Transit rolling out new routes and upgraded service beginning Saturday, June 14. Hereβs a look at whatβs coming:
π The New B-Line Rapid Bus Launches
The long-awaited B-Line Rapid Bus service begins operation along the Lake Street corridor, connecting the future Green Line Light Rail Extension at West Lake Station through Uptown, South Minneapolis, and on to downtown St. Paul.
This faster, more reliable service will feature:
Frequent, all day 10 minute service
Fewer stops
Real-time digital signs
Heated stations
Off-board fare payment
Two new B-Line stations will serve South Uptown at Hennepin Avenue and Lyndale Avenue.
π Route #38 Replaces Route #23/612 with a New Path
The current Route #23/612 combination will be replaced by a new Route #38, offering a one-seat ride from Hopkins and St. Louis Park along Excelsior Boulevard through Uptown, South Minneapolis, and into Highland Park in St. Paul.
Important for South Uptown riders:
The #38 will now travel via Lake Street and Lyndale Avenue S., no longer using Hennepin Avenue, W. 36th Street, or Bryant Avenue S. in the neighborhood.
π New Route #27 to Supplement B-Line
A new Route #27 will replace the current #21 bus along the Lake Street corridor between the Uptown Transit Stationand 27th Avenue at Minnehaha Avenue.
While it wonβt be as frequent as the B-Line, it will continue to serve more local stops along Lake Street.

Check Out Proposed Plans for Seven Points Redevelopment
At last weekβs South Uptown neighborhood meeting, Doram Co. shared an early look at their proposed plans for the southern half of the Seven Points block. While a technical issue prevented them from displaying their project graphics during the meeting, Doram has since provided those materials, which you can now view here.
The current concept calls for a five-story, mixed-use building featuring approximately 225 apartments and 7,000 square feet of street-level retail space along Hennepin Avenue. The βUβ-shaped structure would front Hennepin Avenue, West 31st Street, and Girard Avenue, surrounding a central open-air courtyard. Residential parking for the project would be accommodated within the existing Seven Points parking garage, which currently includes more than 700 stalls and is largely underutilized.
As a reminder, these plans are still in the preliminary stages and may evolve before a formal Land Use Application is submitted to the City of Minneapolis. Weβll continue to share updates as this proposal moves forward.

The South Uptown Neighborhood Association maintains two Little Free Libraries, relocating them every few months to new homes within the neighborhood. Currently, one library is at:π3300 Bryant Ave S., and the other is atπ3140 Bryant Ave S.
π As we plan to move them around April 1, we're looking for volunteers to host a library in their yard or boulevard through July! Hosts simply keep an eye on the library, ensuring it stays in good condition and stocked with books. πβ¨ Our volunteers will help place it in the perfect spot.
